Property with moorings in Spain: the advantages

A moored property is a dwelling with a private jetty for the mooring of boats. This feature has many advantages.

A useful space for boaters

A mooring property consists of a mooring or pontoon for mooring a boat. This is a very attractive option for boat owners who can anchor their boats close to their homes on a private dock.

Strong demand

This type of property is very popular in marinas, where there are many yachtsmen who need a place to anchor their boats. This demand is also very strong on the Spanish coast and particularly around the Mediterranean, where ports and marinas are saturated. By opting for a property with moorings, it will therefore be possible to make the investment profitable by renting out the moorings to these yachtsmen in search of space.

Moorings are a profitable product

If there is one advantage to buying a moored property, it is the possibility of making a return on investment of up to 10%. This product is accessible to both small and large investors with prices starting at 20,000 euros, and can be offered for year-round rental to yachtsmen in marinas on the Costa Brava. By opting for a large mooring, it is even possible to opt for rental over several years.

The resale of moorings also allows for an increase in value, as this type of property very rarely loses value. Depending on the location chosen, it can even increase in value over the years.

Finally, it should be noted that this cost effectiveness is also due to the fact that moorings require very little maintenance. The only requirement is usually to install a water and electricity point.

Where to buy a property with moorings?

The Costa Brava is a good choice for buying a mooring in Spain. The largest residential marina in Europe is located in this region, more precisely in Roses and Empuriabrava, which have a total of 35 km of canals.

The marina of Roses

Roses has a dozen kilometres of canals and a marina with numerous mooring possibilities, which can accommodate scooters as well as sailing boats and larger boats of up to twenty metres.

Roses has 1,600 moorings ranging in size from 2 to 26 metres. The absence of a bridge and the depth of the fresh water in the area make it possible to moor sailing boats and boats with a large air draught.

The residential marina, Santa Margarita, located 5km north of Empuriabrava, has an unspoilt environment with a wealth of flora and fauna, not to mention the Aiguamolls de l'Empordà nature reserve. Buying a villa with a private mooring in Santa Margarita means that you will have a private jetty where you can moor large sailing or motor yachts, as the surrounding moorings are generally designed to accommodate different sizes of boat.

Santa Margarita is also a prime location because of its accessibility by road and air.

The real estate offer in the area consists of villas with private mooring and swimming pool on the canal at average prices between 650,000 and 1,500,000 euros, residential houses, but also flats with sea view.

In general, the property market is active all year round. Freehold moorings are offered for an average of €20,000, but this can rise to over €200,000, while semi-detached fishermen's houses do not exceed €400,000.

Empuriabrava

Empuriabrava competes directly with the marina in Roses, although its canals are limited by bridges. It should not be forgotten that with its 23 kilometres of canals and those of Roses, it forms the largest residential marina in Europe.

Known as the Venice of Spain, this marina is built on a system of navigable seawater channels overlooking the Mediterranean Sea.

There are more than 5,000 privately moored houses with bridges that do not allow access to air-draught sailing and motor boats, except at the oldest part of the marina where there are no bridges.

The region is popular with residents for its climate, offering ideal conditions for sailing or motorboating, as well as many water sports.

Only 4 miles from Empuriabrava is Cap Creus, a natural park with wild coves and a scuba diving spot that enthusiasts will not hesitate to visit by boat.

The housing stock in Empuriabrava consists mainly of villas with moorings and private swimming pools on the banks of the canals, costing between 400,000 and 5,000,000 euros, and private houses with moorings from 200,000 to 600,000 euros, as well as flats with moorings from 150,000 to 400,000 euros

It is possible to find flats between 50,000 and 400,000 euros, but these very rarely have moorings.
