About the property
A small, cozy house with unforgettable views. When the current owner first visited this house, it wasn't its size that won her over. It was its charm, its tranquility, and above all, the open views of the Bay of Roses. The house is approximately 100 m² and is designed for uncomplicated enjoyment. The living area comprises an open-plan kitchen and dining room, and a bright living room with direct access to the main terrace. And it is here that the house truly shines. The terrace faces southwest and receives sunlight from around 1:00 PM. From the living room sofa or from the terrace itself, you can contemplate some of the most beautiful sunsets in the Bay of Roses. The house has three bedrooms. The master bedroom was created by repurposing a former storage room and is located three steps below the level of the rest of the house. It is a suite-style room, more private and independent, with its own bathroom. The other two bedrooms are small but well-designed: both easily accommodate a 160cm bed and have built-in wardrobes. The property also has a second bathroom with a shower. The house has been completely renovated, with microcement flooring and well-insulated aluminum windows. The microcement has some minor marks and scratches from use, which is something to be aware of, but it doesn't detract from the comfort or charm of the overall property. To the north of the house, there is a small swimming pool and another very pleasant outdoor area. During the summer, it receives sun from early morning until approximately 4:00 PM, at which point some shade begins to appear. This combination is particularly practical: in the morning, you can enjoy the sun and beautiful sunrises, while on hot days, the shade allows you to continue enjoying the outdoors without having to stay indoors. The house is located at the end of a street, so there is very little traffic. You'll practically only see the occasional neighbor passing by. A peaceful location, ideal for disconnecting and enjoying the surroundings. It has a parking space, city gas heating, and air conditioning. Although it doesn't have solar panels, it's a very bright and energy-efficient house: the current owners pay around €70 per month for electricity, even with the air conditioning running for much of the day. The property tax (IBI) is approximately €450 per year. It also has a tourist license, an important added value for those looking for a second home or for those wanting to generate income through holiday rentals. The least photogenic detail? There's an electricity pole in front of the terrace that partially obstructs the view from some angles. It's there, and there's no point in hiding it. However, as the owner explains, over time it ceases to be noticeable, and your gaze returns to what's truly important: the bay, the light, and the landscape. It's not a huge house, nor does it pretend to be. It's an intimate, bright, and welcoming home, completely renovated, with a swimming pool, a tourist license, and various outdoor spaces to enjoy the sun, the shade, sunrises, and sunsets. One of those houses that might not be fully appreciated in photographs, but that can charm you the moment you step inside. Occupancy Certificate: CHG00538320001
